Showings are made available for renters up to six days per week on all vacant units.

Limited yet effective and considerate showing schedules are negotiated with tenants of occupied units.

Video virtual tours and FaceTime tours are offered as needed and requested by interested parties who are unable to attend in person or are relocating from out of state.

Our online application, offered by Rentspree, provides a streamlined process that includes applicant contact information, rental history, employment & income information, personal references, pet information and vehicle information.

Qualified applicants are vetted by contacting landlord, employer and personal references as well as a credit, background and eviction check.

Processing typically takes 1-3 days before being presented to you and we ask for your approval or denial within 24 hours.

Negotiate.

I am here to negotiate on your behalf. Occasionally offers are made that differ from the list price and I am here to advise and negotiate the highest rents and most agreeable terms.

It is my policy to continue showings and accepting new applications until a lease is signed, even during negotiations with other qualified applicants. This policy allows for the potential of back up applicants and stronger negotiating power.

Lease.

All leases are drafted using standard California Association of Realtors Forms including all city and state required disclosures.

Electronic signing is made available via Docusign making the process quick and efficient.

Move-in funds including first month’s rent and security deposits are received at the lease signing within 48-72 hours of approval. No waiting. No holding. No delayed funds.

Move In.

Owner’s may choose to meet their new tenant in person to complete the move-in checklist together or allow them to complete it within 3 days of moving in as stated in the lease agreement. We will provide your tenant with a printed copy of the standard Move-In Checklist and grant them access to their new home via lockbox on moving day.
